Greg is a Massachusetts Certified General Appraiser with over 30 years of experience appraising commercial and industrial properties, including special purpose properties, multi-tenanted retail and office centers, apartment complexes, large tracts of land, and residential dwellings. His clientele includes banks, developers, attorneys, mortgage brokers, private investors, local and state agencies, municipalities and individuals.
A large part of Greg’s practice is in the field of eminent domain. His 16-year tenure with the Massachusetts Highway Department gives him in-depth knowledge of all aspects involved in the taking process. He has worked with legal counsel for both property owners and public agencies to establish fair and just compensation on assignments ranging from those of limited scope to larger, more complex projects.
Greg is a qualified real estate expert and has extensive experience in court litigation proceedings including U.S. Federal Court, U. S. Federal Bankruptcy Court; Massachusetts Superior Courts (Essex, Suffolk, Middlesex, Plymouth, Worcester, and Norfolk); Massachusetts Probate Courts (Suffolk, Middlesex, and Essex) and a majority of District Courts. He has also provided litigation support to the JAMS mediation group for dispute resolution. Greg’s testimony has ranged from divorce valuations to complex partial takings with significant severance damages to the remaining property.

Philip F. Murphy
Partner & Co-Founder
Phil has extensive experience in eminent domain acquisition, first developed during his 16-year tenure with the Massachusetts Highway Department. His appraisal experience and work include special purpose properties, multi-tenanted retail and office centers, apartment complexes, large tracts of land, and simple single-family dwellings. He also specializes in residential cost estimating for Fannie Mae and FHA renovation lending.
After 30 plus years working as an appraiser, Phil now leads the A.M. team in operations and software development. Phil most recently launched A.M.’s proprietary software used specifically for eminent domain. This software allows A.M. to process detailed reports in a timely and efficient manner regardless of the size and scope of the project.

John R. Murphy
Chief Technology Officer
John joined A.M. Appraisal Associates, Inc. in 2019.
A 2015 graduate of the David Crawford School of Engineering at Norwich University, John has worked as a structural and field engineer at Skanska USA Civil, and Wilson & Company Engineers and Architects.
John’s field and technological experience has enhanced A.M.’s operations, where he has designed and implemented software used for eminent domain projects. This proprietary software provides high-quality, detailed reports that keep clients updated on every step of their projects, from proposal through completion, regardless of the size and scope of the project.
John holds a Construction Supervisor’s license with the Commonwealth of Massachusetts and is currently working towards his Massachusetts General Certified Appraiser license.
